Housing Trust is headquartered in San Jose with a satellite office in Oakland. This role will manage a team primarily based in San Jose, regular in-person presence there is expected. Housing Trust offers a hybrid work schedule, and occasional work from our Oakland office may be considered based on individual circumstances.

About the role:
The Director of Development drives Housing Trust’s fundraising efforts, overseeing capital raising, grant development, donor engagement, and investor relations. Reporting to the Chief Development and Impact Officer and working closely with the CEO, CFO, and senior leadership, this role is vital to securing the financial resources that advance the organization’s strategic and programmatic goals. The Director leads the full lifecycle of fundraising—from identifying opportunities and crafting proposals to stewarding donors and investors—while collaborating across departments and engaging external partners to build a strong network of public and private support aligned with Housing Trust’s mission and impact priorities.
The anticipated yearly salary range for this position is: 130,000 to $166,000 annually based on experience.
What you will be doing:
Fundraising and Capital Raising
- Leading multi-year fundraising and capital campaigns aligned with organizational goals and strategic priorities
- Managing and executing grant development processes, including researching, writing, and submitting proposals to government, philanthropic, and private entities
- Identifying and pursuing public and private funding opportunities (e.g., CDFI Fund, RFPs, NOFAs)
- Collaborating with Finance and Legal teams to structure and negotiate grant agreements, ensuring compliance and alignment with funding terms
- Maintaining a pipeline of funding prospects and tracking performance against targets using internal systems and tools
- Convening and managing working groups of board members, donors, and strategic partners to support campaign goals and unlock new funding opportunities
- Translating capital and operating resource needs from senior leadership and program teams into strategic funding initiatives
Investor Relations
- Building and stewarding relationships with Housing Trust’s investor community, including individual and institutional investors
- Leading investor outreach and relationship management for the Community Impact Note (CIN) capital raise, including pipeline management and investor communications
- Partnering with the Treasury Manager to develop and update the Offering Memorandum, incorporating investor feedback and market insights to inform pricing and terms
- Designing and implementing a stewardship framework to deepen investor and donor engagement and ensure long-term alignment with organizational priorities
- Planning and facilitating investor meetings in coordination with the CDIO, CEO, and other senior leaders
Events and Donor Engagement
- Partnering with the CDIO to lead the planning and execution of Housing Trust’s annual flagship fundraising event (300–500 attendees), along with at least two regional gatherings (50–75 attendees)
- Managing donor-focused activities such as site visits, small group events, and briefings that highlight the organization’s impact and strengthen supporter trust and connection
- Ensuring consistent messaging and storytelling across events and donor touchpoints in collaboration with Communications
Team Leadership & Oversight
- Supervising one Development team member, providing coaching, performance management, and professional development support
- Setting clear goals and expectations for the Development function and fostering a culture of accountability, innovation, and mission alignment
- Maintaining and improving department procedures, policies, and internal controls to ensure clarity and consistency across the team
Compliance & Reporting
- Overseeing grant and capital reporting requirements in coordination with Finance and Program teams, ensuring accuracy, timeliness, and funder alignment
- Maintaining up-to-date records in Salesforce and internal systems to support audit readiness, performance tracking, and compliance reporting
- Serving as a technical expert and resource to other departments
Minimum Qualifications:
- Bachelor’s degree in business administration, Economics, Finance, Business Administration, Communications or Marketing, Public Administration, Urban Planning or a related field (master’s degree preferred).
- Minimum of 7 years of progressive experience in fundraising, investor relations, or resource development.
- Demonstrated success in managing capital campaigns and securing funding from public and private sources.
- Proven track record of cultivating and securing major gifts from philanthropy and individual donors, including high-net-worth individuals, in support of organizational growth.
- Strong grant writing and grant management experience, including complex government funding streams.
- Proven ability to build and maintain effective relationships with individual donors and institutional investors.
- Proficiency in Salesforce (or a similar CRM) required; administrator-level skills, including report generation, list segmentation, and database maintenance, strongly preferred.
- Excellent written and verbal communication skills.
- Experience leading events and donor-focused initiatives.
- Strategic, detail-oriented, and mission-driven with the ability to work independently and collaboratively.
